The EDR Neighborhood Environmental Report™

What are the benefits

When people buy a home, they research nearby schools, crime rates, and average property values - so what about potential environmental risks that could affect your and your family's health ?

Up until now, homeowners and people considering buying or selling a home didn't really have any options.

That's all changed since Environmental Date Resources, Inc. (EDR) introduced reports for consumers.

Availabe through EDR-Certified providers, the EDR Neighborhood Environmental Report™ provides an informative and easy-to-understand snapshot of a home's environamental health and that of teh surrounding areas.

The Neighborhood Environment Report pulls records from a variety of trusted sourcs, including government databases. It searches for concerns that might be dangerous to a homeowner's family or investment such as nearby leaking underground oil tanks, landfills, hazardous waste sites, and illegal drug labs.

Accessing a database of millions of records, the report will identify known environmental hazards.

Some of the most dangerious or costly hazards exist outside and can contaminate a home through pathways to human contact such as vapor intrusion, soil and groundwater. Just becaus an area appears pristine does not mean that issues are not present.

The EDR Neighborhood Environmental Report will helpt to:

  • Protect you and your family's health
  • Ensure a sound investment
  • Understand nearby risks

What is included in the report ?

Each EDR Report includes detailed information about known and potential environmental concerns and starts with a brief summary of the findings EDR has identified about a property. Whether you are buying or selling a home, the report helps to ensure peace of mind.

The Neighborhood Environmental Report includes information about issues such as:

  • Leaking underground oil tank
  • Hazardous waste sites
  • Landfills
  • Homes that have been used as illegal drug labs
  • Contamination from nearby industrial sites, farms or accidental toxic spills
  • U.S. Environmental Protection Agency's top clean-up priority properties

These hazards can pose a threat to you and your family;s health and property value as harmful substances can find their way into your drinking water, the soil around your home, or can contaminate indoor air through vapor intrusion.

What you will find in the report:

There is a section that identifies any record of concern within 300 feet of your home - about a 6-acre circle.

A second section identifies the same type of concerns beyond the home that helps you get a clearer picture of the neighborhood around a property.

Every report includes detailed information about what has been searched and identified as well as contact information for all government and private organizations from which databases were accessed for the report.

What if something is found ?

The good news is that if an issue of concern is revealed, your EDR-Certified professional is trained to help you understand the report's findings and guide you to a solution.

What if an issue does arise ?

Offentimes it can be resolved through inexpensive and easy to implement solutions such as:

  • Installation of a ventilation system, like the ones used to dissipate radon
  • Installation of a water filtration system
  • Periodic water-quality testing
